Parkgate Village Shopping Center, North Vancouver B.C.: Joe McGovern was the Project Manager, and Craig Parson was the Construction Manager, working with a Local Developer. This was a project that Joe McGovern helped coordinate a very complicated Joint Venture and Development agreement which included Bon Street Group, United Properties, Canada Safeway and District of North Vancouver. Joe’s involvement included assisting with preparation of an agreement for exchanging Freehold land for Leasehold land, preparation of 99 year Lease agreements, offsite servicing agreements, onsite services and landscaping agreement with Canada Safeway. Also included working with District of North Vancouver to obtain a development agreement, which included a lot of community involvement. This was unique site that had to remove 1000’s of truck loads of organic material and replace with imported granular fill. The project was substantially completed within 9 months of dig the first hole. This including offsite work, onsite work and construction of 7 buildings within the site, including a 2 storey building with underground parking. We were responsible for the coordinating all the Consultants and Engineers that were working on this project.

 
     
     
     
Renaissance Square Shopping Center, Coquitlam B.C.:  This was a new shopping center that was built on North Road in Coquitlam.  While Joe McGovern was working with a local Design Build Contractor,  was brought in as construction Manager/Site Superintendent to complete this project after it was about half built.  Scope of work included completion of larger Store for London Drugs, and many other smaller retail tenants.  Joe was also involved with the completion of site servicing, installation of challenging rear road construction to connect to Lougheed Highway and the construction of 2 buildings.    
     

Kingsgate Shopping Center, Vancouver B.C.: While working for local Design Build Contractor, Joe McGovern was involved as Project and Construction Manager for the interior demolition of an old Safeway store. Also the construction of two new buildings for the installation of new retail and restaurant tenants.

Harbour Park Mall, Nanaimo B.C.:  While working for a local Developer, Joe McGovern acted as Project and Construction Manager on both interior and exterior improvements.  Construction included joining two buildings with new mall customer corridor and new tenant spaces.  Conversion of old Sears building to allow for Casino, Large Fitness studio and misc. retail and restaurant tenants.  Also was involved with roofing and waterproofing details.
Broadmoor Shopping Center, Richmond B.C.: While working for local Developer, Joe McGovern acted as Project and Construction Manager on both interior and exterior improvements.  Work included the updating of the exterior appearance of the shopping center, changing and updating the interior customer mall area and relocating many existing tenants to new premises.  Also installed new Electrical service for the Shopping Center and updated existing electrical services to most tenants
Metrotown Shopping Center, Burnaby B.C.:  We have assisted the Tenant Coordinator with several demolitions and rebuild of several store fronts and tenant improvements.
Mandarin Trade Center. Locate at the corner of Main and Keefer in Vancouver’s China Town, Joe and Craig provided Management and Construction services to bring this building up to date. Services included Consultant and Trade Coordination, Construction of new tenant spaces, relocation of existing tenants, upgrades to Fire separations, upgrades to sprinklers and domestic water supply. Upgrade for handy cap access throughout the building. Project Construction time 13 months
